Privacy Policy

Effective November 7, 2026 · Operated by Jeff Ruzicka

The short version (the full policy below is what actually applies):

  • We store the deal emails you forward, and the listings and photos we pull from them, so we can show them to you.
  • Our Google access is limited to files DealSweep creates or you pick. We never see the rest of your Drive.
  • No ads, no trackers, and we don’t sell your data.
  • Email support@dealsweep.io anytime to export or delete everything.

01Who we are and what this covers

DealSweep is operated by Jeff Ruzicka(“we,” “us”). This policy explains what personal information we collect through dealsweep.io and the DealSweep service, how we use and share it, and the choices you have. It applies together with our Terms of Service.

02Information we collect

Account information

When you sign in with Google, we receive your name, email address, and profile picture from Google. We use your email address to identify your account.

Emails you forward to us

We receive and store the full content of every email sent to your DealSweep forwarding address: sender and recipient details, subject, body, links, and attachments or embedded images. These emails typically contain information about other people, such as wholesalers’ and agents’ names, phone numbers, and email addresses. We keep a copy so you can view the original email inside the app.

Information derived from your emails

From each email we extract listing details (address, price, beds and baths, square footage, notes, contact information) and collect property photos, including from web pages, Google Drive folders, and Dropbox links the email points to. We also look up property records and comparable sales for listing addresses.

Things you create in the app

Your buy-box criteria, saved filters, favorites and dismissals, spreadsheet templates and field mappings, and other settings.

Connected Google account (optional)

If you connect a Google account for spreadsheet output, we store OAuth access and refresh tokens for it. See Google user data below for exactly what that access covers.

Billing information

Payment details are entered directly into Stripe; we never see or store your full card number. We store your Stripe customer ID and subscription status.

Technical information

Our hosting provider records standard request logs (IP address, browser type, pages requested, timestamps). We keep request counters to enforce rate limits. We do not use advertising or analytics trackers.

03How we use information

We use the information above only to:

  • provide the Service: turn your forwarded emails into an organized deal dashboard;
  • periodically send a test email to your inbox to confirm your forwarding still works, and alert you if it stops;
  • create spreadsheets in your Google Drive when you ask us to;
  • process payments and manage your subscription;
  • secure the Service, prevent abuse, and diagnose problems;
  • communicate with you about your account, billing, and changes to the Service; and
  • comply with legal obligations.

We do not sell your personal information, share it for cross-context behavioral advertising, or use it to show you ads.

04AI processing

We use Anthropic’s Claude models to read the text of forwarded emails and linked web pages and pull out listing details. That text is sent to Anthropic for processing under Anthropic’s commercial terms, which do not permit Anthropic to train its models on it. AI extraction can make mistakes; see the no-advice section of our Terms.

05Google user data

Sign-in. Signing in with Google gives us only your basic profile (name, email address, profile picture). We use it to create and identify your account.

Google Drive and Sheets (optional). If you connect a Google account for spreadsheet output, we request the drive.file permission. It lets DealSweep access only files that DealSweep itself creates and files you explicitly choose with the Google file picker. It does notgive us access to the rest of your Drive. We use it to read the spreadsheet templates you pick, create copies of them filled in with a listing’s details, and upload that listing’s photos alongside.

DealSweep’s use and transfer of information received from Google APIs will adhere to the Google API Services User Data Policy, including the Limited Use requirements. Specifically, we use Google user data only to provide the features described above; we do not transfer it to others except as needed to provide those features, to comply with law, or as part of a merger or sale of the Service with notice to you; we do not use it for advertising; and no person reads it unless you give us permission (for example, to help with a support request), it is needed for security or to comply with law, or it has been aggregated and anonymized for internal operations.

You can revoke DealSweep’s access at any time at myaccount.google.com/permissions. You can also email us to have the stored tokens deleted.

06Service providers we share data with

We share information only with service providers that help us run DealSweep, and only what each one needs. They process it on our behalf under their own security and privacy commitments.

We may also disclose information if required by law or legal process, to protect the rights, safety, or property of DealSweep, our users, or others, or as part of a merger, acquisition, or sale of the Service, in which case this policy continues to apply to your information.

07Information about other people

Emails you forward contain contact details for the wholesalers, agents, and others who sent them. We process that information on your behalf, only to provide the Service to you, and we do not contact those people or use their information for any other purpose. If you are one of those people and want information about you removed, email support@dealsweep.io and we will work with the relevant user to address it.

08How long we keep information

We keep your account data, forwarded emails, listings, and photos for as long as your account is active, so your deal history stays available to you.

If you ask us to delete your account, we delete your personal information within 30 days, except: data that remains in encrypted backups until they expire in the normal course; billing records we must keep for tax and accounting purposes; and information we need to keep to resolve disputes or comply with law. Spreadsheets already created in your own Google Drive are yours and are not affected.

09Your choices and rights

You can:

  • access or export the personal information we hold about you;
  • correct information that is inaccurate;
  • delete your account and personal information;
  • revoke Google access at any time, as described above; and
  • cancel your subscription from Manage billing in the app.

To make a request, email support@dealsweep.io from the address on your account. We will respond within 30 days. Depending on where you live (for example, California or other U.S. states with privacy laws), you may have additional rights; we honor those rights and will not discriminate against you for exercising them. We do not sell or share personal information as those laws define it.

10Security

We use encryption in transit (HTTPS), database access controls that isolate each user’s data, signed and secret-authenticated webhooks, and rate limits. No system is perfectly secure, so we cannot guarantee absolute security. If we learn of a breach affecting your personal information, we will notify you as required by law.

11Cookies and browser storage

We use cookies that are strictly necessary to keep you signed in, and your browser’s session storage to remember view state, such as your current filters, until you close the tab. We do not use advertising, tracking, or third-party analytics cookies.

12Where data is processed

DealSweep is operated from the United States and intended for U.S. users. Our service providers may process data in the United States and other countries where they operate.

13Children

The Service is not directed to anyone under 18, and we do not knowingly collect personal information from children. If you believe a child has provided us information, contact us and we will delete it.

14Changes to this policy

We may update this policy. We will change the effective date at the top of the page, and for material changes we will notify you by email or in the app before they take effect.
